Most students will leave home when they have been accepted by a university to continue studying and they will need to find somewhere to live. Some universities will have some kind of student block housing but this accommodation is limited and may be unavailable. Before you search for a property and make any decisions you should look at your finances and work out how much rent you can afford. As well as your monthly rent payments you need to budget for the other household bills such as gas, water and electricity and you have to buy food and pay transport costs. A lot of properties are unfurnished and some money will be required to purchase furniture and kitchen equipment.

One of the best places to start your search for a place is at your university. Most will have advertising boards where they will display details of vacant properties that are available to rent. You will also find property agents in the local area and these are a good place to locate some accommodation. Most agents will be very experienced in helping students to find a suitable property near to the university. There will usually be a good selection of vacant rental properties and the agent will take care of the legal paperwork and contracts.

Many property firms also advertise on the internet and there are many landlords who will list vacant properties online. The listings will feature photos and a description of the accommodation and you can spend some time looking through these. There will be a contact link which allows you to make an appointment to view the places you are interested in or ask any important questions.

Leaving home can often be a daunting experience for young people and a lot of students will find it difficult to manage their finances. A lot of students will work two or more jobs to pay the bills but this can result in fatigue and it can affect their studies. An easy way to reduce monthly costs is to split bills by taking in other students and all expenditure can be shared by the occupying tenants.

If you have made the decision to share a property it is essential that each occupying tenant is listed on the legal documents for the property. It is advisable to set up a dedicated bank account for the rent and each person can pay money in each month. A large number of rental properties will have pay as you go water, gas and electric meters and this makes it easier to manage your monthly outgoings.

There are some other important things to be aware of before you sign a tenancy agreement. If you can find a property near to the university then you can save money on your transport costs which is helpful. You also need to bear in mind that you will be required to pay a damage deposit which you will get back when you leave if the accommodation is left in good condition.
